In February 2017, U.S News & World Report unveiled a list of the Best Places to Live in America, and placed Austin, Texas as the No. 1 place to live in the country. The ranking took several factors into account, including affordability, job prospects and quality of life, along with education and health care. Austin finished above all the rest.

The Austin metro area, which includes Travis, Hays, Williamson, Bastrop and Caldwell counties, expanded by 2.9%, according to the US Census. While that’s the ninth-fastest rate of growth among U.S. metro areas, Austin is the fastest-growing metro of its size. In order to meet this demand, new construction is present in many types of single family residences. For example, a 58-storey condominium tower is under construction in downtown Austin. Once complete, it will be the tallest building west of the Mississippi. Additionally, numerous unit developments are underway to support the fast growing suburbs.

Demand has surpassed supply as further evidence can be found by market analysis and these statistics. The year-over-year median sales price for detached single family homes was $289,000, while the month prior it was $307,500. This is a significant increase, and an ongoing trend since the winter of 2012. As well, total sales have increased during the same time period from 2,446 to 2,664 sales.
