Bennie became an appraiser like so many people do–through a family connection.
“After college, I learned the appraisal business from my brother. I became a licensed appraiser in 1991 and since that time, I have done residential appraising in New York, Pennsylvania, New Jersey, and Massachusetts. My service areas include Broome and Tioga Counties. I am currently licensed in New York state. I am also certified as a V.A. appraiser.”
When he looks back at his almost four decades in the field of property assessment there are a few things that stand out for Bennie.
“Knowing that I have the respect of my clients and community and that with nearly 40 years of experience as a residential appraiser, I have the expertise to make a difference for the mortgage companies and banks that I serve, is something I am very proud of.”
Bennie is always willing to go above and beyond for his clients.
“I recently did an appraisal on a Sunday morning to accommodate a homeowner’s schedule as well as an appraisal at 7am during the work week for another homeowner. This helped to ensure the AMC and the lender met their respective deadlines.”
For Bennie professionalism is all about maintaining an objective perspective.
“Being professional for me is knowing that I’ve performed a thorough inspection and evaluation that is well-supported, accurate and timely, without allowing undue influence and pressure from outside forces to affect my work.”
One New York marketplace Bennie serves that is seeing growth is Binghamton.
“With the ongoing expansion of the Binghamton University campuses and off-campus housing (Binghamton, NY), many out-of-area investors are attracted to this area to purchase multi-family homes and rental properties.”
This could help spark a marketplace that is hard to predict right now.
“The current median home price in Broome County is $164,250 which is up a modest 2% from $160,500 a year ago. In contrast the number of homes sold last month was down 21% to 144 vs. 174 the same month last year. However, on a positive note, the average days on market has gone from 70 days down to 52.”
