While attending college, Tien became a real estate sales agent to supplement his income.
“Real estate sales were very difficult and challenging. With the encouragement of a friend in the mortgage business, I took appraisal courses and earned my license in late 1992.”
Being an appraiser has been a rewarding career for Tien. He especially appreciates the flexibility it has afforded him.
“It allowed me to spend more time with my children during their infant and adolescent years.”

In Tien’s service area of Orange County, the east side is proving to be a hot commodity right now.
“Due to the availability of undeveloped land, especially in Irvine, Rancho Mission Viejo and Lake Forest, there is growth in residential and commercial projects but units are commanding high prices due to their proximity to Irvine and Newport Beach.”
Home prices in Orange County have increased over the last year too.
“The current median home price is between $1,200,000 and $1,500,000, reflecting a 5-8% increase over last year.”
Meanwhile the number of homes sold has dropped.
“The number of homes sold in 2024 was 3,629 vs. 2,810 in the same month in 2025. This represents an approximately 22% decline.
