Darwin’s career path into the appraisal industry began after graduating from college and working for a chemical distribution company.
“I was eager to advance my professional career and recognized appraisal as a promising opportunity. In 1988, I obtained my license and began my journey as a staff appraiser at Home Fed Bank in Southern California, and later as a staff appraiser for First American for Wells Fargo Bank.”
Over the years, Darwin has built extensive appraisal experience across a wide geographic footprint.
“My appraisal experience spans Southern California from Santa Barbara to San Diego, the Coachella Valley, and the entire Metro Phoenix region in Arizona. I’ve appraised turn-of-the-century homes, multi-million-dollar estates, historical residences, and everything in between.”
What Darwin finds most rewarding about being an appraiser is both the analytical work and the interaction with homeowners.
“The most fulfilling aspect of my role as an appraiser is determining the value of each property along with meeting the borrower at appointment. My goal has always been to deliver exceptional customer service and provide the highest quality service and products for homeowners and clients.”

Darwin services the Phoenix metropolitan area, which continues to experience growth and development.
“Phoenix is emerging as a significant tech and business hub, with ongoing construction of new commercial and residential developments throughout Maricopa County. The area continues to attract individuals relocating from California, Texas, and other states due to employment opportunities, climate, and a lower cost of living.”
Additional expansion is also underway in North Phoenix.
“North Phoenix is planning to expand near the major semiconductor manufacturer TSMC, with prominent builders proposing new retail and residential construction projects.”
The Phoenix housing market has seen some recent shifts.
“The current median home price is $470,000, down month over month by 2.08%. Phoenix Metro covers a large area, so conditions vary by location, with some areas leveling and others going through price corrections.”
Sales activity has increased compared to last year.
“There were 6,173 homes sold last month compared to 5,030 during the same month last year.”
Inventory has also grown year over year.
“There are currently 24,685 homes for sale compared to 21,555 at this time last year.”
Days on market have increased as well.
“The average days on market is currently 84, compared to 69 last year.”
