Shuhui began her appraisal career as an appraiser assistant under the guidance of her supervisors who encouraged her to pursue licensure.
“They have been role models to me, emphasizing that an appraiser’s role is like ‘holding a bowl full of water without tilting to either side.’ This principle has guided my approach ever since.”
She received her residential license in 2019, became certified the following year, and currently serves San Mateo County in the Bay Area.
For Shuhui, one of the most rewarding aspects of the profession is the responsibility that comes with the work.
“Every property is unique, and being able to hold the public’s trust by providing an unbiased and credible valuation is truly an honor.”
When an assignment calls for it, Shuhui is committed to going above and beyond to ensure her reports are accurate and credible.
“I often verify permits to ensure all improvements are accurately documented when needed. I also communicate with listing agents on pending sales to confirm current market trends, giving me a clearer picture of how the property compares. In addition, staying knowledgeable about current labor and material costs is equally important to provide accurate, credible valuations.”
Professionalism is central to how Shuhui approaches her work.
“Professionalism means being thorough, accurate, communicative, and competent. In appraisal work, professionalism is essential because every report must be credible, objective, and well-supported. An appraiser’s conclusions influence significant financial decisions, so maintaining integrity and precision directly affects public confidence in the valuation process.”
In San Mateo County, Shuhui notes that Accessory Dwelling Units (ADUs) are becoming increasingly popular.
“There is a strong push to support Accessory Dwelling Units through the ADU Resource Center. This collaborative effort includes cities, jurisdictions, nonprofits, and funding partners such as the San Francisco Foundation and Home for All.”
The Bay Area continues to be an active and competitive market, with home prices remaining high and inventory levels still a challenge for many buyers.
“The current median home price in the Bay Area is $2,000,000, a slight increase from last year’s $1,975,000.”
